For those of you anticipating a move this spring or summer, this ones for you. You may have heard, but the best time to sell your home is in the spring. Statistics show that homes that sold in the spring sell faster and for more money. If you can plan for this, why wouldn’t you?
Fun fact: The spring real estate market can begin as early as the first week of March! Funny I know, because the season doesn’t begin until the end of March. There are many reasons why this occurs: 1) the economy is great 2) buyers are eager to jumpstart their home search in the new year 3) many of them will use their tax refund as a down payment so they have more cash now then they will at any other time of the year 4) military gets their PCS (permanent change of station) orders between February and April adding to the buyer pool….the list goes on and on. Due to the early market kickoff, sellers often find themselves missing the prime time to sell their home. They don’t know exactly when that sweet spot is to sell their home in their respective neighborhood. When they decide they are “ready,” it’s often too late and they’ve missed the spring market (which is not necessarily in the spring).
For our clients who know they need to sell their homes in the spring or summer our conversations begin now. A huge part of our job is to minimize risk preventing you from getting the most out of your investment. Timeline is often a factor that can affect your return on investment, therefore, the more time we have, the better we can construct a game plan for your home sale. After reviewing your specific neighborhood market trends, we will advise you on when the best time to sell is, down to the weekend. Sure, you can sell your home any day of the year, but wouldn’t you want to give it your best shot if you had the option? Missing your market can mean thousands less to your bottom line.
